購華聯花園附近策略地段‧WCT打造40億綜合產業

WCT公司以45千萬令吉收購華聯花園附近之策略地段,準備於2014年開始發展總值40億令吉的綜合商產與購物廣場,預計發展期達810年。

公司副董事經理吳進隆說,股東特大剛通過這項收購案,預定總面積約57.36英畝的3塊地段收購,可於3個月內完成,並經妥善策劃後動工,正式推展則視市場情況而定。

For several days before Hari Raya, many many large trucks with soil were seen entering the proposed site.  Excavators were also seen working along the area facing Jalan Awan Besar. 

开斋节的前几天,很多载满土壤的大货车进入该地段。挖掘机似乎要填平那地段面向Jalan Awan Besar 的地区。

On the 7th & 8th of August, 2012, two days in a row, large fires were burning in the area behind Jalan Hujan Bubuk and Jalan Hujan Bukit, at the proposed development area, destroying stretches of the woods.

Bomba was called in to control the fire on both evenings.  According to Bomba personnel, it is likely that the fire was started due to someone burning something near the trees.

We would like to thank the firemen for their help and dedication as they continued to battle the fire, past the breaking fast time, without stopping until the fire was out. 

8月的7日和8日的傍晚,连接两场的大火把Jalan Hujan Bubuk 后及 Jalan Hujan Bukit 旁,有关发展计划的地段中树林,烧死了很多树木。救火员被招来控制火势,两次成功的扑灭大火。

根据救火员,火很可能是因为某人在附近的树木旁燃烧东西而引起的。谢谢救火员们的帮忙。

有关发展计划将在当地发展建设7栋公寓,约1500个单位,以及三座商业区包括购物中心在内的综合商业住宅区发展。若区内完成两地段发展建设,区内将增加约11000辆轿车.

市政局副總監祖基菲里在聽證會結束後表示,他會將華聯花園居民的意見整理後呈交至發展委員會,再由相關部門做出決定。不過,他表示,居民的意見相當明確,也有足夠理由反對計劃,他將根據聽證會的結果呈上。

About 150 residents and house owners were present to emphasize their objection to the proposed land use conversion to commercial and the drastic increase in resident density (from 60 to 400ppa) and plot ratio (from 1 to 4).

150居民出席吉隆坡市政厅听证会,坚决反对将当地原有住宅用途地段改为人口过于密集的综合商业住宅区发展区,担心引发交通阻塞及民生问题。

Please come to the DBKL hearing tomorrow at 2:30pm (Monday, 23 July).  This may be the only hearing we would be given.  You need to be present to make your objection heard ! 
If you do not wish to drive, a special bus will leave Hup Kee Restaurant at 1pm ,for the 30th floor, Menara DBKL, 1, Jalan Raja Laut, KL.

Together with the invitation from DBKL, the Resident Association distributed this notice to many houses in OUG.  Most residents that have sent in their protest letters also received an invitation directly from DBKL to attend the hearing.

居民协会分发本通知及以下吉隆坡市政局城市策划部的来函于OUG 的许多房屋。大部分有提呈抗议信的居民们也收到了从市政厅邀请参加听证会的信件.

Earlier news about developer WCT’s development in OUG

*  WCT buys land in OUG for RM450M (The Edge, 15 March 2012)
WCT would pay a cash consideration of RM450 million to acquire the entire equity interest in Timor Barat Properties Sdn Bhd, which owns three parcels of land totalling about 60 acres in Taman Yarl, off Old Klang Road.
This will be WCT’s single largest development outside Klang where most of its projects are built.

*   WCT to add 2 more malls to portfolio (The Star, May 24, 2012)
            "The fourth shopping mall in the pipeline will be part of the 57-acre mixed development of commercial and residential project in Overseas Union Garden with a total gross development value of RM4bil," he said.

*  WCT to develop next mall in OUG (The Edge, 25 May 2012)
            WCT is in the preliminary stages of planning another shopping centre in OUG. This new development will be located along the Kesas Highway, just before Endah Parade in Seri Petaling
