1.人口密度劇增7倍。

2.建築物容積率提高，導致車輛增加，停車位不足。

3.交通流量增加，造成居民的不便。

4.必須經過住區道路出入，缺乏獨立出入口。

5.導致華聯花園屋價下降。

6.發展地段與民宅之間的距離少於25至50公尺。
